How it works

Every referral becomes an immutable ledger entry
When a referring agent sends a lead and the receiving agent accepts it, the tri-party agreement (referring agent, receiving agent, Agent Lead Exchange) is signed and versioned. Nothing about that record can be quietly edited later.

Monthly cross-source scan
Each month we query the public closing records covered by the receiving agent's credentials — MLS for residential, LoopNet / Crexi / CoStar for commercial, BizBuySell for business brokerage — and compare licensee names, listing addresses, and close dates against the ledger.

AI-scored likely matches
Candidate closings are scored against the ledger (party name similarity, address / market fit, timing). Anything at or above the confidence threshold surfaces as a 'likely match' to the receiving agent — the referring agent never sees anyone else's leads.

Receiving agent confirms with a closing document
The receiving agent uploads a redacted settlement statement (or dispute the match with evidence). Confirmed closings unlock the fee owed to the referring agent.

Enforcement kicks in for silence or disputes
If the receiving agent ignores a high-confidence match, Commission Protection v2 opens a 5-day cure window. Unresolved cases go to admin review with the full evidence packet.
What we scan
Homes (Residential)
Houses, condos, rentals. MLS closings matched against the receiving agent's MLS member ID.
Commercial property (CRE)
Office, retail, industrial, multifamily. LoopNet / Crexi / CoStar profile activity matched against the CRE profile URL.
Business sales (Brokerage)
Selling an entire business — restaurants, franchises, service companies. BizBuySell closed listings matched against the BizBuySell profile URL.
Enforcement workflow
- Day 0 — Match surfaced
A high-confidence match (≥ 85%) is emailed and posted to the receiving agent's ReferralProof™ inbox with the source, close date, and confidence score.
- Day 0–5 — Quiet window
The receiving agent has 5 days to confirm with a closing document or dispute with evidence. No penalty applies during this window.
- Day 5 — Cure window opens
If unresolved, Commission Protection v2 opens a formal cure case. The referring agent is notified. A second 5-day window begins.
- Day 10 — Admin review
Unresolved cases escalate to Agent Lead Exchange admins with the full evidence packet (match confidence, ledger entry, closing record, communication history). Outcomes: fee ordered, dispute upheld, or account action.
Repeated unresolved matches count against the receiving agent's reputation score and can trigger a claim cooldown.
